OK: Here is a story book math problem for you to work on. The person with the best answer gets $1 paypal! :mrgreen:

Joe and Mary have a nice home on the ocean. They like it and have it fixed up very nicely. They have a seven year old black Labrador dog. But, they (like a lot of people today) have a bit of a financial problem.

The house is worth between $5 Million dollars and at the most $6 Million dollars. If they were to sell the house, the selling costs (Realtors commissions and other selling expenses) would be about 8% of the sales price.

They owe about $4 Million on the house and the interest is 5% per year. They are paying Interest Only on the loan.

The taxes on the house are $15,000 a year and the other expenses are $10,000 a year.

They have $2 Million dollars in the bank from another property that they sold and that money is earning 3% a year.

Their other income from pensions and social security is $9,000 a month. They have to pay Income Tax at the rate of 30% a year on their $9,000 a month income and income tax on the Interest they get from the money that they have in the bank.

Their moms and dads can't help them out financially.

Questions:

How much total income per year do they have after paying the income taxes?

How much per year does it cost them to live in the house (interest expense, taxes, other expenses)?

Do they have enough money to continue living in the house?

Can they afford to live in the house?

What should they do? Do you have a solution to their problem?

if they do nothing:
paying $200,000 a year interest
+
paying $25,000 a year in taxes and upkeep
=
pay $225,000 a year for house (and not paying off principal)


earning $108,000 on pensions, etc.
+
earning $60,000 a year on interest from
-
pay taxes of 30%
=
earn $117,600 a year after taxes


$107,400 per year must be made up by tapping savings


savings of $2 million
-
negative cash flow of $107,400 per year
=
about 18.622 years


Thus, after less than 20 years, they would have no savings left and only $1 million in interest in the house, which they would then be forced to sell.


however, if they sell:
between $4.6 million and $5.52 million from house sale
assume $4.5 million because market is down and to be conservative
-
$4 million owed on house
=
$500,000


old savings of $2 million
+
profits from sale of $500,000
=
$2.5 million in savings


earn $75,000 a year interest on savings of $2.5 million
+
earn $108,000 on pensions, etc
=
earn $183,000 a year before taxes
-
30% taxes
=
$128,100 net income after taxes (conservative)


Thus, they are best off selling the house and finding less expensive housing.


for example:
making $128,100 after taxes after selling house (conservative)
assume paying 30% of income for housing (not upkeep or taxes)
=
can afford to pay $38,430 a year for housing
assume 5% interest on home loan
=
can afford a $768,600 home loan

It would make the most sense, however, to use their $2.5 million savings to outright buy a house that they like. They'd still be making money every month from pensions anyway.

This allows them a very nice house, a positive cash flow, and something to leave for any children or grandchildren.

AIDS is something that can easily be avoided. Either your partner is stupid or you are. Plain and simple
perhaps you missed that that was also a southpark quote. Kyle was upset with Cartman using the phrase "I'm not just positive, I'm HIV positive" and so he blew up on him.

also, being born with AIDS isn't something you can avoid.
